The method

From first call to drawdown

STEP 01

Measure the asset

Tell us about the premises and the business that trades from it, whether you are buying, refinancing or building. We take the dimensions that lenders care about.

STEP 02

Plot the lenders

We approach the banks and specialist lenders most likely to support the deal and come back with indicative terms you can act on.

STEP 03

See it through

If you proceed, we package the case, instruct valuation and work with your solicitor and the lender right through to drawdown.

The practice

Sector finance, backed by sector data

A healthcare premises is not an ordinary commercial building. Its value sits partly in the bricks and mortar and partly in the business that trades from it, from a GP partnership reimbursed for its premises to a care home assessed as a going concern. We arrange finance through lenders that understand that, so the terms reflect the asset properly.

To do that well, we keep a complete map of where these premises sit. We have surveyed 57,799 CQC-registered care and healthcare locations across 110 English counties, from surgeries and dental practices to clinics, hospitals and care homes. That directory is the supporting half of our work, and it is free to browse.

FAQ

Common questions about healthcare property finance

What does Medical Centre Property Finance do?

We are a commercial finance brokerage for the UK medical and care sector. We arrange property finance for GP surgeries, medical centres, dental practices, pharmacies, clinics and care homes, covering purchase, refinance and development. We also publish a UK-wide directory of care and healthcare premises that supports the finance side of the business.

Which medical and care premises can you finance?

We arrange finance against GP surgeries and medical centres, dental practices, community pharmacies, private clinics, diagnostic centres, hospitals, hospices, urgent care and rehabilitation premises, and residential, nursing and supported living care homes. If it is a medical or care property, we can usually help.

Do you lend the money or arrange it?

We arrange it. We are a broker with a panel of banks and specialist lenders that understand healthcare property, and we manage each case from first enquiry through to drawdown. We do not provide financial advice.

How much does it cost to get indicative terms?

Nothing. Getting an indicative view of what is achievable is free and carries no obligation. Tell us about the property and what you want to do, and we will come back to you. Any figures we give are indicative and subject to status and valuation.

Is commercial property finance FCA regulated?

Commercial property finance of this kind is generally not regulated by the Financial Conduct Authority. We act as a broker arranging funding from a panel of lenders, and we recommend you take independent professional advice before borrowing.
